Leafy, tropical accents — nothing says summer like bringing the outdoors in (minus the bugs!)

Wood Accents — not necessarily a “trend” because I don’t think this is going away anytime soon!

5 Tips For Buying a Foreclosure


Buying a foreclosed home can be a complicated process. It looks somewhat different than a normal contract to close for a regular listing. Here are 5 tips for buying a foreclosure:

  1. Find a real estate broker and a lender. These steps should be done at the same time. When you’re looking for a real estate broker who works directly with banks that own foreclosed homes, get a preapproval letter from a lender. Look at a database of foreclosed homes, either in the paper or online. When you see the abbreviation REO (Real Estate Owned), that means it’s a foreclosed home.
  2. Get a broker on your side. The goal of going through foreclosure listings is not to find a house; it’s to find an agent. Banks typically hire real estate brokers to handle their foreclosures. In most cases, the buyer works directly with the bank’s broker instead of using a buyer’s agent. This way, the two brokers don’t have to split the commission.
  3. Get a preappoval letter. Unless you plan to pay cash, you’ll need a recent preapproval letter from a lender. This letter will detail how much money you can borrow, based on the lender’s assessment of your credit score and income. Buyers will want to find the house first, and they think the financing will work out later. But foreclosures go so quick, you may not have time to figure out the financing.
  4. Look at comps. There is  no set rule on what the bank’s bottom line is on price. As with other real estate purchase, you have to look at the recent sales prices of comparable properties, or “comps.”
  5. Find industry people to assess damage. Most likely a foreclosed home will not have been taken care of. You need to get the right people in there to assess the damage so you know what you’re getting into.

  1. Take amazing photos – get a fabulous real estate photographer. A study by shows that listings with more than six pictures are twice as likely to be viewed by buyers as listings that had fewer than six pictures. A good number is 25.
  2. Set an appealing list price – make sure not to list too high, and have your home sit. Take comps from the neighborhood by looking at houses of the same size and year built and see when they sold and what they sold for.
  3. Take a video. Use a body cam to walk through the property, so buyers will see the flow and layout of your home.
  4. Get critical feedback from the showings. Make changes (if you can) to improve your home based on the feedback.
  5. Organize and declutter spaces – your house will show much better when people can see your spaces more clearly.
  6. Enhance your home’s curb appeal. You could add sod, plant flowers, paint your front door, trim your bushes.
  7. Stage the house to show your rooms how they are supposed to be used. This gives buyers a more realistic feel to your house.
  8. Make the property easy to show. Be flexible with your showing time.
  9. Make sure your listing is on all major portals, including MLS. Remember to do your own marketing as well, using Facebook and emailing your network contacts to see if they know of anyone looking to buy a house.
  10. Find an experienced agent. I may know of a great one! 😉
